Taimorlands is a proudly Zambian-owned property development and infrastructure company dedicated to delivering inclusive, high-impact investments in emerging regions.
We are developing the Chinsali Integrated Development Hub (CIDH) — a transformative mixed-use project on 55.8 hectares of prime land in Muchinga Province. Currently in early-stage development, the Hub will unfold over the next decade as a new rural growth center and a blueprint for sustainable transformation in Zambia.

The Chinsali Integrated Development Hub (CIDH)
A Phased, Long-Term Development
Located along the Great North Road (T2) in Chinsali District, the CIDH will be developed in three phases over 10 years. Land is secured, an initial equity injection has been committed, and early works are funded.
The Hub’s design is comprehensive and future-oriented, with six planned zones:
- Commercial Core (Phase 1 & 2): Truck stop, logistics park, service station, retail & food court.
- Hospitality Zone (Phase 3): Motel & serviced apartments.
- Residential Estates (Phases 2 & 3): 565 plots (high, medium & low-cost housing).
- Shared Infrastructure: Roads, renewable energy, water & sanitation.
- Community Facilities: Schools, clinics, daycare & public spaces.
- SME & Market Zone (Phase 1 & 2): Designed to host 150+ MSMEs annually.

Opportunities

Real Estate & Housing
Zambia faces a significant housing gap, and CIDH will deliver a mix of affordable, medium, and premium homes.
With the new Chinsali General Hospital nearby, there is urgent demand for housing for nurses, doctors, and other essential workers in this newly zoned area, which currently lacks infrastructure.
CIDH will include rent-to-own housing models and affordable estates tailored for healthcare staff and middle-income workers, alongside premium residences for professionals linked to the hospital, airport, and planned industrial park.
Hospitality
With regional tourism and business travel on the rise, Phase 3 will deliver serviced apartments and boutique accommodation to meet unmet demand.
Logistics & Trade
Strategically positioned on the Great North Road, CIDH will include a service station, truck park, and logistics hub in Phases 1 and 2 to strengthen regional trade.
SMEs & Community Enterprises
Over 150 MSMEs will be supported annually in the Hub’s SME & Market Zone, boosting entrepreneurship and rural productivity.
Partnerships & Collaborations
Taimorlands invites partners to co-develop the Hub.
Key partnership opportunities include:
- Service Station Development – land allocated, EIA completed, approval expected Q4 2025.
- Hospitality Assets – motel and serviced apartments (Phase 3).
- SME & Market Zone – enabling 150+ small enterprises annually.
- Community Infrastructure – schools, clinics, and training centers.

Projected Impact
When fully developed, CIDH is projected to deliver sustainable services such schools, clinics renewable energy, clean water; Strengthen regional trade with Tanzania, Malawi, and the DRC under AfCFTA, COMESA & SADC and drive local procurement, prioritizing Zambian contractors, suppliers, and raw materials.
